We provide lease to own and rental houses to citizens living in the Columbus, Georgia area.
Our goal here at Secondchancehouses.com is to help honest and respectful tenants become homeowners or find a quality rental home. Unlike many traditional landlords and property managers we offer our applicants an opportunity to buy a house 'unconventionally' or to just rent a home if that is what you are looking for as well.
We provide a specially designed Lease-To-Own Program that will allow you to affordable lease a home today so that in the future or down the road you can qualify and buy it if that is what you want with traditional bank financing.
If you have enough money for a security deposit, first month's rent, administrative/option fee and are respectful and honest than you can qualify for our Lease-To-Own Program.
If you have enough money for a security deposit and first month's rent and are respectful and honest than you can qualify for one of our rental homes.
We do accept Happ on all houses as well.

We are always looking for Respectful and Honest residents who always do a great job of communicating with us as landlords and keep a nice and clean home. We are looking for residents who take pride in their home and maintain both the outside and the inside of their homes. We want people who care about their future and who don't engage in unlawful or reckless behaviors. We are looking for residents who respect themselves and respect the property of others and are very considerate to their neighbors as well.

We Will Not Work With DeadBeats Or Reckless People
While we love working with respectful and honest people we will not under any condition work with Deadbeats or residents who are reckless. We have had some applicants with a bad history of leaving properties in the middle of the night, leaving debts unpaid, mulitple late payments over time, not giving proper 30 days notice before leaving and just no taking care of the homes they are living in and this isn't acceptable at all with us. If you have reckless or deadbeat behaviors and habits than we would ask that you please apply with another group of landlords. I promise you that you will not like working with us as we won't stand for this type of behavior and we are very quick to evict, sue for damages, and garnish wages if neccessary.
If you don't have good credit this does not automatically disqualify you from working with us. Our goal is to give you a second chance if you truly want a second chance. Please understand that you will be interviewed regarding your personal situation and history and we ALWAYS veify references. The simple fact is if you don't have any "good" references than please do not apply with us. Once again we don't condone these reckless behaviors and we really don't mind keeping our homes vacant until we feel we have the right person to work with us and live in each home that we manage.
Qualifications
We tend to follow similar qualification standards as many of our other fellow Landlords and Property managers in the Columbus, Georgia area. Please read the following list below to see if you meet these recommended requirements.
Income Requirements: The rent you pay should not be more than 1/3 of your Income.
Residential History: We prefer at least two postive non family landlord references with a solid rental history of at least 2 years. We really discourage applicats who have been evicted to apply with us.
Employment: We typically prefer applicants to have gainful employment with at least 6 months in their current job.
We have helped families find quality homes for the last 5 years here in Columbus, Georgia and we have helped many families get started on the road to owning a home or finding a home to rent that works for your family and yourself. We want to give you a second chance and allow you to take control of your future. We look forward to talking to you and providing quality Lease to own homes and Rental houses.
How Our Program Works
1. Visit our Homes for Sale page and find the home your interested In. Make sure to do the math so you know if you can afford the home.
2. Once you found a home you think will be a good fit please read our F.A.Q. page and learn how our program works so you know all the details.
3. Print directions out to the property and visit the home. If you would like to see inside of the home please call customer service to arrange a time and date that works for both parties.
4. If the property is a fit for you then please return to this site, print out an application for each person 18 and older who will be staying at the property. You must also provide proof of income and photocopies of ssn card and Licenses.
5. Follow the instructions on the site and submit the necessary paperwork to fax number 706-565-0067. We recommend you call before you fax so you can be sure we received your paperwork.
6. Your application will be reviewed and if you are accepted you will be called and given further instructions.
